With the recent changes in Government legislation we understand that landlords and tenants might be anticipating some challenges in 2017. We’re keeping up to date with all the new policies to make sure we can provide our landlords with the information and support they need –and in turn, this means that tenants can trust that landlords are fully informed and able to provide the service tenants deserve.

Landlords…

Our promise to you is that we will continue to provide you with excellent customer service and property management whatever happens.

Due to the rise in landlord taxes in 2016, you may feel under pressure to sell some, or all, of your buy to let properties and exit the market. We want to reassure you that you can continue to work with us because it is not our intention to increase your costs.

As a result of the increased stamp duty surcharge on additional properties, changes in taxation rules and the latest plans to change lettings (learn more about the ins and outs of that here), it’s also likely that the number of new rental properties coming onto the market in the UK will fall next year.

If you are looking to invest in a buy to let property in 2017, there are likely to be additional costs involved, but we still provide great value for money as a lettings agent and have trained staff with the expertise to guide you through the process.

Tenants…

You’re likely to have seen the news about the Government’s plan to ban letting fees. We know that some of you might be worried about what this means and whether there will be changes to your rent.

At Crucible we feel that a complete ban isn’t likely to be the best long-term solution for tenants, however, we are committed to making sure that the new changes impact on our customers as little as possible.

We expect 2017 to see a rise in the number of people looking to rent. Although recent changes in legislation suggest that competition for properties will be high, we have a huge range of properties available for you to view, and we and work closely with landlords to ensure an efficient service where you can find the right property to suit your needs.
